Go to the File drop down and select Alerts.
This Alerts program is a multi-functioned, tabbed notebook window that allows the user to deal with:
|•||Leases that are due to expire.|
|•||Routine Inspections dates that are due within a period.|
|•||Management Authorities that are due to expire.|
|•||Rent Reviews that are due within a period. (Note: 60 days notice required, schedule dates with adequate time).|
|•||Bulk letters to Lessors and Tenants|
It allows the user to print and email letters and view reports concerning tenants/Lessors that fall within these categories. In addition, the user may print mailing labels for all/selected Lessors and tenants.
Click on a notebook tab to select the required topic. Select the area and type of tenant required. The period (in days) to be covered can also be changed. The grid within the notebook will show the records that fall within the selection. Select the records (tenants or Lessors) for which letters are required. This is a manual selection as it may not be required that all the displayed records receive letters. Note that various other information is displayed that will effect selection.
Example: Overdue rent indicates how many days the rent is overdue, also the dates when any other letters and breach notices were sent.
To check a record, click on the select check box item. To uncheck, click again. It is possible to check all records in the displayed page by pressing the Select button.
The buttons at the bottom of the form are:
Only visible when viewing overdue rent. Merges the tenant records displayed on the screen with the standard document named Termin 1A or Termin 1B. This standard document must have the exact wording as required by the Act. As it is a document, no address will appear at the top of the page and it can be printed on plain paper.

This standard document must have the exact wording as required by the Act. As it is a document, no address will appear at the top of the page and it can be printed on plain paper.
Prints a merged letter to all the records that have been checked on the grid. The tag selected determines the standard letter that will be printed. E.g. It will be DUERENT for overdue rent, DUEAUTH for management authority letters etc.
Using this button allows the standard letters that are provided with the system and printed with the above button to be altered. The Edit Letters section deals with this function.
Prints a report of all the records that are displayed in the displayed grid. E.g. all tenants with overdue rent.
Only applicable to the Tenant and Lessor tab pages. Will print out pages of labels for the Lessors/tenants that have been checked. The labels will be printed on an A4 page, 3 across and 11 down. Rather than using pre-printed labels, it may be simpler to print onto plain paper, and cut them into labels. Use a glue stick to past them onto the envelopes.
This saves a) Ordering and storing; b) Messing around aligning paper for printing etc.
NB: Label Specifications = Unistat Code 38931
Check the All Selector then click Select to check all records displayed on the grid currently displayed. This can be useful when most of the records need to be checked. There is also the option for selecting by different property types and/or selectors. Clicking Other will deselect all.
