Overview of The Commercial System

There are generally two options when managing Commercial properties;

 

1. The Lessor receives all funds including the variable outgoings - this is generally referred to as the Lessor being the 'banker' i.e. collects all monies and is responsible for the payment of all accounts.

If the Lessor receives the rent and variable outgoings the Residential Property Management system can manage the funds.

 

2. The Lessor receives the 'rent only' and the variable outgoings are deposited to a separate ledger for payment of expenses etc.

The Commercial program automatically sets up the V/O account when entering the Lessor and this V/O account is connected to the Lessor/building.

 

All funds debited or credited to or from this account are assigned to a BOMA code, which is used in place of the normal residential dissection codes.

 

The Commercial system uses the same Tenant Accounts Outstanding for receiving and entering accounts due. The standing items system allows the addition of regular charges.
