Setting up Lessors and Properties in GeeDee
If you don't already have one, create a new Area (or Areas) called "Holiday". Lessors for the holiday properties need to be connected to this area. Although this step is not essential, it will make a better arrangement of management reports.
From the GeeDee Desktop, use the New Lessor and New Property forms to create the basic details for holiday bookings. The Lessor type must be left as the default, which is Residential. Do not enter any tenants into the properties (unless they are also being used as normal residential as well). Set the inspection frequency to zero so that they will not appear on the inspection alerts. Any rental amount set against a property will have no function as holiday day rates are handled separately.
As they are made and processed, the commission on holiday rentals can be set and taken from each booking. The percentage commission rate on a property will have no effect unless normal longer-term residential tenants are also placed in a property. The sundries fee and fixed commission values for a property can be used to deduct a fixed monthly amount from the Lessor's funds (if available).
On each property, there is a check-box to allow it to be used for holiday rentals. Once this has been checked, it will appear in the Holiday Booking Sheet desktop.
